This ranch is a diverse mixture of native grassland, cedar trees, large draws, elevation changes, thickets and timber. There are several food plots and multiple water sources including 2 water wells: 1 windmill and 1 solar. There is a SPRING FED CREEK that winds through the grass meadows and food plots and is overlooked by Cottonwood and Elm trees. Two of the ponds are spring fed and stocked for fishing. The largest SPRING FED POND has a nice dock and fish feeder and is located a short distance from the lodge to go swimming in the summer. The ranch has received extensive cedar control to improve the native grasses for grazing along with extra bedding and cover. This has resulted in a carrying capacity of 100 head of cattle for grazing purposes.
The Ranch has recently been enrolled in a Conservation Stewardship Program. This is a 5-year program generating an annual income of approximately $25,251 ($126,255 over 5 years) with an additional $22,000 for cedar control in 2022. Grazing is allowed every other year which averages $15,000 every other year ($7,500 per year). Anticipated income is expected to return $32,751 per year during the life of the Conservation Program. Due to the topography of the ranch, wind energy production could also become a future income source.
