Land & Equipment Auction

 

Hunting Country’s Auction Services had the privilege to sell 655+/- acres in in Alfalfa County, Oklahoma and Harper County, Kansas. The land was expertly maintained for wildlife conservation and offered the rare opportunity to hunt both Oklahoma and Kansas without leaving the ranch.  There’s a long history of trophy Whitetail Deer harvested in the area and the property was enhanced by multiple timber-lined creeks making it a perfect fit for the serious bowhunter.  A cabin and multiple barns at the headquarters added to the list of improvements, along with Boss Game System Blinds on towers with heaters and office chairs.  From an agricultural standpoint the land had a lot to offer as well.  Being well-diversified this farm was complimented by cultivated land as well as grass pasture and plenty of water for livestock.  Following the land auction Hunting Country’s team sold a complete line of excellent quality equipment including John Deere tractors, excavator, swather, balers and a Cat dozer.

665 +/- AC. ALFALFA COUNTY OKLAHOMA AND HARPER COUNTY KANSAS

LANDThis ranch is divided by the Oklahoma – Kansas state line. Located halfway between Amorita Oklahoma (in northern Alfalfa County) and Corwin Kansas (in southern Harper County); and offers a diverse mix of cultivated cropland and grassland. The soil types are suitable for all crops grown in the area. Previous crop production includes wheat, milo, soybeans, sorghum and alfalfa. The pastures are an excellent stand of Bermuda Grass and are sub-irrigated in most years. Most fences are in excellent shape and the farm is set up for cattle grazing with cross-fences and water wells. Located along a hard-surface blacktop road with easy access. 

IMPROVEMENTSThe 3 bed, 1 bath HOUSE (approx. 1232 sq ft) built in 1964 has been used as a hunting camp. 2 BARNS are in excellent shape: 1 Steel fabricated “red iron” building with R-panel exterior approximately (50 x 100) and 14’ tall with 2 – 20’ doors (one at each end) on automatic openers, complete insulation, wiring, cement floors and liner panel throughout interior. Also has poured concrete perimeter around exterior and large approach on both ends. The second barn is wood construction with steel panel exterior approximately (24 x 36) and 10’ tall with 2 – 10’ doors on south end, both on automatic openers, completely insulated, wired, cement floor and liner panel interior; set up for parking vehicles and cleaning game. HUNTINGFirst class hunting supports pheasants, quail, and Whitetail deer. The quality of Whitetail genetics on this place cannot be overstated. The property has a long history of producing Trophy Bucks. A seasonal tree-lined CREEK divides the property and runs entirely through the ranch from north to south offering one of the best BOW HUNTING scenarios you will find. Feeders and Deer blinds located throughout the property from Boss Game System (6 x 8) on 12 and 15 foot towers with heaters and office chairs in each. Some of the largest bucks in the state are grown in this area of UNIT 16.

Tract #2: (277 +/- acres) S/2 SE/4 of Section 9; and NE/4 and Lot 1 of Section 16, all in 35S-9W Harper County KS. Approx. 153 acres in cultivation with the balance in grass and creek.

Tract #3: (80 +/- acres) N/2 SE/4 Section 9-35S-9W Harper County KS. All in Grass.
